Conceptual Design Reviews Available Online

Conceptual Design Reviews have found a new home online on our Citizen Access Portal.

Visit https://accela-aca.fcgov.com/CitizenAccess/Cap/CapHome.aspx?module=Planning&TabName=Planning&TabList=HOME%7C0%7CBuilding%7C1%7CEnforcement%7C2%7CPlanning%7C3%7CEngineering%7C4%7CZoning%7C5%7CCurrentTabIndex%7C3

Under the Planning/Development Review tab, you can search for development proposals using a variety of fields. The dropdown menu for "Project Type" now includes an option for Conceptual Reviews. Use the date fields to search within a specific timeframe.

Conceptual Design Review packets will no longer be posted online, but are available upon request. Please email devreviewcomments@fortcollins.gov for more information.

Note: Applicant contact information is no longer displayed on the public facing portal to prevent scammers from using it to target them. The applicant contact information provided on Development Review forms is still public information.

Current Engagement Opportunities

Goodbye FCGov.com, hello Fortcollins.gov

You may have noticed a change in the City's website. Our municipal website, FCGov.com, is now Fortcollins.gov. Our central communications office has been hard at work to limit disruptions in service. Links to the previous site should automatically reroute to a corresponding page on the new site. However, the organization of the new website is slightly different from the old one. For Development Review, the largest change will be how the public can find information on current development proposals. Instead of building a new webpage for this, we are directing residents to use our Citizen Portal to search for any proposal under review, including Conceptual and Preliminary Design Reviews.

New staff emails

The domain on city and staff emails have also changed. For example, rather than emailing devreviewcomments@fcgov.com, you can send an email to devreviewcomments@fortcollins.gov. Staff will still have access to their old email addresses for the time being while we transition to the new ones. The new email address formula for staff inboxes is first initial+last name@fortcollins.gov (e.g. emyler@fortcollins.gov)

Reporting Issues

As with any major change, there are bound to be problems. You can report issues with the new website or get help from staff in finding information by emailing devreviewcomments@fortcollins.gov

Conceptual Design Reviews

Conceptual Design Reviews (CDRs) are like a free consultation for anyone considering applying for Development Review. The applicant can get initial staff feedback on their idea before investing in a formal application. They take place before a neighborhood meeting or an application for Development Review.

There are three (3) conceptual design reviews this week on THURSDAY

Duplex at 1619 S Lemay Avenue, CDR260012 - 9:15 a.m.

This is a request to convert a single-unit dwelling into a two-unit dwelling at 1619 S Lemay Ave. The applicant is proposing to convert the existing home into a duplex with no exterior changes. Access is taken from S Lemay Ave. This site is directly west of S Lemay Ave and approximately 0.05 mi south of E Prospect Rd. The property is located in the Neighborhood Commercial District (N-C) zone district and the project is subject to a Administrative (Type 1) Review.

ADU at 6802 Colony Hills Lane, CDR260013 - 10:15 a.m.

This is a request to develop an Accessory Dwelling Unit (ADU) at 6802 Colony Hills Lane. The applicant is proposing to convert the existing attached garage to an attached ADU. Access can be taken from the alley off Benson Lane. The site is approximately 0.04 miles west of Brittany Drive and approximately 0.22 miles south of East Trilby Road. The property is located in the Low Density Mixed-Use Neighborhood (LMN) zone district and the project is subject to a Basic Development Review (BDR).

Single-Unit Detached Dwelling at 226 W Magnolia Street, CDR260014 - 11:15 a.m.

This is a request to reestablish the original single-unit detached dwelling use of the existing structure at 226 W Magnolia Street. No exterior or site changes are proposed. Access can be taken from W Magnolia Street. The site is approximately 0.10 miles north of W Mulberry Street and approximately 0.01 miles east of S Howes Street. The property is located in the Canyon Avenue subdistrict of the Downtown (D) zone district and the project is subject to an Addition of Permitted Use (APU) review.

More About Conceptual Reviews

Preliminary Design Reviews

Preliminary Design Reviews (PDRs) serve as initial conversations between an applicant and City staff to determine whether a proposal aligns with the Land Use Code and prepare for a Development Review process. PDRs are for more complex proposals and the applicant pays a fee for them, unlike CDRs. Like CDRs, they occur before any neighborhood meetings and applications for Development Review.

There are zero (0) preliminary design reviews this week

-------------------------------------------------------------------------

To Participate: Preliminary Design Reviews are not open for the public to attend. A record of comments from PDRs is available to the public. Please email  devreviewcomments@fortcollins.gov with questions.

Neighborhood Meetings

Neighborhood Meetings are required for some proposals between their PDR or CDR and when they submit an application for Development Review. They are an opportunity for the public to learn about the proposal, ask questions about the proposal and make comments which will be provided to the decision makers at the end of Development Review. Watch recordings of previous neighborhood meetings on the City's YouTube page at https://www.youtube.com

There is one (1) neighborhood meeting this week on WEDNESDAY
