If there’s one season in Fort Collins that brings us all outside, it’s spring. It’s also the time when we begin planning for the upcoming leasing season, unit turnovers and welcoming new neighbors into our communities. This is a great time of year to check on our homes, complete annual maintenance, and renew our commitment to safe and habitable homes.

Leasing with Confidence - Deposits and Fees

Colorado has new rules for security deposits and fees that affect all tenants and housing providers.  Join us as a local attorney breaks down what's changed, and what it means for you. Then explore our resource fair, where City staff from multiple programs will be ready to answer your questions and connect you with the tools you need.

Whether you're a property owner, manager, or a renter, you'll leave with a clear understanding of how to navigate moving out and signing new leases in Fort Collins.

Spring Into Action

Spring is the ideal time to start seasonal maintenance. Even small fixes can have a big impact for renters and property owners, and can help increase energy efficiency throughout the home. 

  • Change air filters and check for any issues that could affect performance or energy efficiency
  • Test smoke and carbon monoxide detectors, replacing batteries and making sure you have adequate coverage (one in every bedroom and on every floor!)
  • Inspect windows and doors; examine seals, caulking, and weatherstripping.
  • Clean out dryer vents. Lint buildup in dryer vents is a major fire hazard.
  • Replace/repair torn or missing window screens.  Beginning April 1st, screens will be required year round in all rental properties. 
  • Inspect sidewalks and landscaping and complete irrigation system checks.  Consider installing sensors or timers in your irrigation system to make it more efficient.

Spring maintenance is all about being proactive. By staying ahead of maintenance, you can avoid costly repairs and help create a safe, comfortable environment that meets our Rental Housing Minimum Standards.

Radon Brochures Available for Pickup

The Radon and Real Estate Radon Brochures that are required for rental agreements are now available for pick up at 281 N College Ave.

Radon is an invisible, odorless gas that can enter buildings and homes through cracks and openings in basements, crawl spaces, and slabs. It can damage your lungs and lead to cancer if exposed to high levels over time.

Radon levels are higher in Colorado with about 50% of homes, both new and old, measuring above the EPA’s action level of 4 pCi/L, according to data collected by the Colorado Department of Public Health and Environment (CDPHE).

Rental Housing staff are typically available Monday through Friday from 9 a.m. to 4 p.m., but we may be periodically unavailable due to meetings or events.  For best results, schedule an appointment.
