What is the Role of Residents in Development Review?

The Development Review process at the City of Fort Collins includes requirements to involve residents in every proposal. These can range from noticing to neighborhood meetings to public hearings. The type of involvement depends on the type of proposal.

We have a webpage which describes the role of residents in development review in more detail. And if you ever have questions, staff is here to help!

Email questions or comments any time to devreviewcomments@fortcollins.gov

Conceptual Design Reviews

Conceptual Design Reviews (CDRs) are like a free consultation for anyone considering applying for Development Review. The applicant can get initial staff feedback on their idea before investing in a formal application. They take place before a neighborhood meeting or an application for Development Review.

There are zero (0) conceptual design reviews this week

-------------------------------------------------

To Participate: Conceptual Reviews are held virtually and are open for the public to attend. Please email the devreviewcomments@fortcollins.gov for attendance instructions.

More About Conceptual Reviews

Preliminary Design Reviews

Preliminary Design Reviews (PDRs) serve as initial conversations between an applicant and City staff to determine whether a proposal aligns with the Land Use Code and prepare for a Development Review process. PDRs are for more complex proposals and the applicant pays a fee for them, unlike CDRs. Like CDRs, they occur before any neighborhood meetings and applications for Development Review.

There is one (1) preliminary design review this week on Wednesday

College & Magnolia Hotel and Rowhomes - PDR260009

This is a request to develop a hotel and townhomes at 401 S College Ave (parcel # 9711425002). The applicant is proposing a 6 story hotel on the eastern portion and ten townhomes on the western portion. At least four of the townhomes are planned to be designated as affordable housing. Parking will be primarily interior to the site. Access can be taken from S Mason to the west of the property. The site is directly west of S College Ave and directly south of W Magnolia St. The property is located in the Downtown District and Canyon Avenue Subdistrict (CA-D) and the project is subject to a Type 2 Review by the Planning & Zoning Commission.

 -------------------------------------------------------------------------

To Participate: Preliminary Design Reviews are not open for the public to attend. A record of comments from PDRs is available to the public upon request. Please email  devreviewcomments@fortcollins.gov with questions.

Neighborhood Meetings

Neighborhood Meetings are required for some proposals between their PDR or CDR and when they submit an application for Development Review. They are an opportunity for the public to learn about the proposal, ask questions about the proposal and make comments which will be provided to the decision makers at the end of Development Review. Watch recordings of previous neighborhood meetings on the City's YouTube page at https://www.youtube.com

There is one (1) neighborhood meeting this week on Monday
